All Items (if visible) are inspected in a routine Inspection
Electrical, Main/sub panel for proper grounding or Bonding. Wire size used with breakers according to the building standards at time of construction or upgraded. Electrical outlets and proper GFCI receptacles junction boxes and covers are in place for your safety.
The foundation and site drainage is one of the most important elements to have a home that lasts with less maintenance. Crawl space is inspected for clearance, moisture, plumbing leaks, duct work, electrical wiring, gas lines are all within the Building Standards
The clearance from the bottom of the siding to earth is another important element to keeping the bugs (Termites) at bay.
The exterior of the home is exposed to weather that breaks down paint or other coverings. These are evaluated for the condition and maintenance needed to prolong the exterior of the home.
All flashing's are needed to keep moisture from entering the building. Flashing's are inspected for proper instillation and condition.
Roof materials are inspected for age related conditions and repairs needed to help prolong their useful lifespan.
Chimneys are another Item that needs maintenance and cleaning during the life of the home. I inspect the firebox , Hearth, Chimney chase, Liner (where visible) Spark arrestor and rain cap. Gas logs and components that are required for safety.
Gas Appliances, I inspect the appliance for proper instillation ,Combustion air vents are the proper size to accommodate the BTU of the appliance. I look for recalled items such as Furnaces.
Kitchen , I inspect the condition of all appliances and drainage from dishwasher, sink, disposals. All plumbing is tested for leaks and proper drainage, clean outs and connections.
Interior, I inspect for settlement cracking, Door operation and condition, Wall coverings, windows are operated dual pain condition noted if windows appear to have lost their seal.
Bathrooms, Check for proper GFCI function and reset location, Vanity condition, Sink drains, tub/shower for proper seal and or damage created from past moisture intrusion. Operate ventilation fan, heaters and Jacuzzis.
Structure is evaluated for settlement issues excessive cracking of stucco, framing techniques used AT TIME OF CONSTRUCTION, Attics are evaluated for cracked rafters cut trusses proper ventilation and insulation efficiency.
Pools and Spas are an additional part of a Home Inspection For an extra fee I will inspect the Pool for the currant health safety standards. Gates fences Electrical pool light is on GFCI circuit, pool body condition and operate all pumps and filter equipment.
Air quality and mold testing when needed or requested for a fee.
Lead paint testing available if home was built before 1973, or suspect the presence of lead based paint products.
